Turns on schedule. Unit after unit.

Paint, repairs, cleaning, and carpet from one vendor — sequenced to your move-in dates, for single units, batches, and recurring turns across the Denver metro.

What slows a turn down

Fewer handoffs. Fewer surprises.

Most turn delays aren’t about the work — they’re about the gaps between the people doing it.

01 · The problem

Three vendors, three schedules

Painter, cleaner, and handyman each on their own timeline — and the unit waits in between.

R&J: One scope and one schedule, sequenced by R&J.
02 · The problem

Rework

Carpet cleaned before paint. Paint before patches set. Someone does it twice.

R&J: Repairs → paint → clean → carpet, in that order, every time.
03 · The problem

Chasing status

Calls and texts to find out whether a unit will be ready for Friday’s move-in.

R&J: One point of contact who knows where every unit stands.
04 · The problem

Surprises at the walk

The punch list grows after the work is “done.”

R&J: A written scope up front and a final walk-through to review the finish.
How a turn runs with R&J

From notice to final walk.

Clear handoffs, written scope, and one contact from start to finish.

Property team questions

Straight answers.

Do you work with occupied units or common areas?
Tell us about the space and any resident-notice or quiet-hour rules. Occupied units, hallways, and common areas are reviewed individually before we confirm a schedule.
Can you follow our property’s paint and finish standards?
Yes — send your standard colors, sheens, and turn scope. We build the quote around your standard, and flag anything outside it before starting.
What do you need for vendor onboarding?
Share your onboarding requirements through the property partner form and we’ll respond with what we can provide.
Can we start with a single unit?
Yes. One turn is a good way to see our quality, communication, and turnaround before moving to a batch or a recurring arrangement.
Can you handle several units?
Yes. You can request a batch of units or recurring turnover support. We review unit access, sequencing, scope, and crew availability before confirming a schedule.
